Appraisal Update

Current and past Appraisal Updates in Region 6.  Appraisal Updates contain information needed by appraisers to process appraisals of work required and products removed from forest management/restoration projects.   Click on the Appraisal Update you would like to view.

 

 

TEACOST.DAT Files

Current and past TEACOST.DAT files used in Region 6 transaction evidence appraisal program.  TEACOST.DAT files contain base period data for the six appraisal zones in Washington and Oregon. These files are also used for doing contract extensions, modification and rate redeterminations.

 

CCF TEACOST.DAT Files - appraising products with CCF as the unit of measure in A(T)2 or A(T).2 requires the use of a TEACOST.DAT file containing CCF costs and prices.  Naming convention for the files is "TEACOST_month-year.DAT". Month-year refers to the month and year the TEACOST.DAT file was in effect. The "TEACOST.DAT” file is the file to be used for appraisals processed in the current month.

 

For the program to run, download and save the teacost.dat file to “C:/fsfiles/r6tea_work”.

Product Quality Adjustment (PQA)

Program, user guide, and current and past spreadsheets for calculating an adjustment for wood quality based upon delivered log prices for use in the Region's Transaction Evidence Appraisal (TEA) program. Naming convention for past spreadsheets is "PQA_monthyear.xls". Monthyear refers to the month and year the PQA.xls spreadsheet was in effect. "PQA.xls" is the spreadsheet to be used for appraisals processed in the current month.

  • PQA.xls - Spreadsheet containing delivered log prices for the current month used in calculating the wood quality adjustment for appraisals. Use in conjunction with the current TEA.DAT file.

Low Value Material User Guide  (April 2010) - Defined as trees or portions of trees that do not meet specifications stated in the contract for sawtimber products.

 

Other Information

·         RMA.xls - Rapid Market Adjustment (RMA).  Excel spreadsheet displaying Random Lengths weekly prices for representative products.  Used for adjusting Base Period Prices up to the date of the appraisal.  RMA is calculated monthly with the adjustment included in the TEACOST.DAT file.  No calculation or transference of numbers is required of the user.

·         RMA.doc (2/00) - Information guide in MSWord describing the calculation and use of the Rapid Market Adjustment.

·         Calculation of Base Period Prices (4/00) - User information guide describing the method used to calculate updated Base Period Prices (BPP) for use in the TEACOST.DAT file.  BPP are now based upon relational species values tracked by representative species listed in Random Lengths.        

·         Analysis of Advertised Rates Spreadsheet (4/10) - Mandatory for use on all sales to assure advertised rates are reflective of current market conditions.  Complete, print and file a copy in the sale folder as documentation for the sale prep package.

·         TEA Version April 2010 - The following files need to be downloaded and filed in “C:\fsapps\fsprod\r6tea\” for the program to function properly;

·         Printing the Appraisal Summary - Follow the Printing Instructions below in setting up your computer for printing the Appraisal Summary.  This is part of the set-up to TEA on a new computer, or a computer that has been reimaged.  This only needs to be done once.  The tea.dotm file is to be copied to the “C:\fsapps\fsprod\r6tea\” folder.

·         TEA Fix – If TEA is not operating correctly, verify your computer has the most current JInitiator file by navigating the following path;

 

C:\Program Files\Oracle\JInitiator 1.3.1.26\bin\hotspot\jvm.dll

 

If there is an earlier JInitiator version shown, do a “Save target as” on the file below to replace the jvm.dll file currently there.  TEA should now function properly.

·         Bid & Post Bid Calculations - This spreadsheet is used for oral bid auctions to easily record and save the oral bid proceedings.  The spreadsheet also has several post bid screens that calculate and document various costs, deposits, dates and postings.  Right-click to download.  Developed by Rheinberger

 

 

Sale Preparation 2010 - Sale Preparation Workshops 2010.  Zip file containing all documents which attendees are to download, unzip to extract the documents, print and bring the documents to their respective workshop.
